Anyone care to suggest locations where a person can buy a Vegas condo meeting these criteria? I would use the responses to augment the realtor assistance I am presently getting.

* Reasonably safe area
* No more than 5-6 stories in the building (not anxious to pay my share of a special assessment for replacing 40 stories of plumbing or HVAC)
* Walking distance (half a mile or a touch more) to strip hotels - or downtown hotels
* Two bedrooms and a den, or three bedrooms
* Priced at or under "low three's"

If what I am looking for doesn't exist, obviously I would have to relax one of these criteria, but any thoughts would be appreciated.

The Meridian....fits the bill pretty precisely. Walking distance to the Strip means you will have a hard time finding a reasonably safe area, but Koval and Flamingo isn't bad (where Meridian is located). Panorama and Dean Martin might work except those are high rise buildings.

205 E. Harmon....1/2 mile to City Center. $200K. it does look like 10 stories.

Zillow shows multiple units for sale here.

Marie Antoinette condos at 205 E Harmon looks interesting.

I like 10 stories better than 40 when it comes to special assessments!

Any other suggestions are welcome.

Who knows anything about the present state of the "Juhl" near downtown?

I have no knowledge of condo life and am curious about exploring this option for future living arrangements. Is this preference based on anecdotal evidence or more wide-ranging data?

Check HOA fees, some are very high although I think that's mostly in the high-rises. Another bad thing about some high-rises, you can't park your own car, valet only.

Except for roofing, everything in a building gets (often exponentially) more expensive with every floor you add. Both for construction and maintenance. Especially in a country with strict construction regulations.

Plumbing is a good example, but here's one that's easier to visualize: Replacing a >1000lbs 100 sq ft window on the ground floor is not much fun, but nothing compared to doing it on the 50th floor.

Elevators are another good example. Just having one in your building might cost each unit owner >$100/month.

Visited last week and had an offer accepted.

Downtown, at the "Ogden".

Out the back door, across the street is "Fremont Street Experience".

Not fancy but liked it enough to want it.
