Moving to Vegas and wonder what areas to stay away from.. Moving to Vegas and wonder what areas to stay away from..

05-27-2020 , 05:06 PM
My brother is moving to Vegas for a job and will be there for anywhere from 8 months to 18 months depending on the time to finish.

Are their any neighborhoods areas he needs to avoid? Love my brother, but someone as smart as he is, common sense evades him sometimes.

Any help would be greatly appreciated.

Summerlein or Green Valley are nice enough, if he can pick his own accommodations.

How old is your brother and will he have a car ? Where is he going to be working ? Common sense says providing such details might get you more useful answers.

Being fairly close to his job is always a good idea too.

I'm confused on how this is a factor, but I don't live in Vegas. Could you elaborate?

"Will he have a car" is an important factor, as alternative transportation sucks here generally ... and I have no doubt that he theoretically could bicycle everywhere except it is going to be 107+ degrees today, in May.

Knowing where he will work might mitigate the lack of a car if "work" happens to fall on one of a few decent bus routes or is an acceptable uber ride from a place to live decently.

The OP indicated his "brother" is smart but lacks common sense. Age information may put that into context, in terms of what a lack of common sense might mean in Las Vegas, especially if he is only here temporarily for a job.

We just closed on a place out in Lake Las Vegas. Huge range of prices and buyers have great bargaining power due to the downturn of the economy. We worked the sellers and haggled $328,500 off the asking price.

No matter the range he is looking in it is a buyers market. Now is not the time to rent if you can afford to buy, even a small starter or condo, BUY, BUY, BUY.

Generally speaking, good advice, except ... the job might be picking up the cost of lodging.

The brother also may only be here for 8 months ... he might not be able to turn a property at the end of that short period if the market continues downward.

Rental market is crazy right now for houses. The day a house would list they would have 3 offers or more on it in the 2500-3500 dollar range. We personally are waiting till next year to buy, assuming that the housing market will drop significantly

i just had to put 2 of my single family homes back on the rental market last month due to tenants leaving summerlin and i think i priced them way too low. found renters in under 15 minutes

what's not moving too much are condos. I've been trying to unload one of them at the LV County Club since March and only two in person tours.

That may be a good fit for OP's bro, if your condo is inside the Country Club .... good location I had not thought of.

We finally ended up with a place in canyon gate that I’m Pumped about but renting was a really crazy experience. Two different times I thought we were going to rent a place and then someone else swooped in with a different offer. One time we actually went to get a check for 6 months upfront, shook hands with the agent, and while I was at the bank and filling out forms (2 hours max), someone came in and offered them 12 months cash and they took the offer. Never knew how much easier it was to rent an apartment than a house.

Thanks to everyone's responses.

He will have a car. The job is in sales for lighting that goes in venues, hotels, and large warehouses. Supposedly it is a big thing. Not sure if company is footing the bill, just trying to help him find an area while he gets his stuff taken care of here.

Again thanks to everyone's response. Love the people of 2+2.

lol, I think much of the area near Naked City has been razed or gentrified. It is now a bit more of a restaurant/hipster hang out than a crack ho, armed robbery haven ... still, I wouldn't recommend it as a place to live or walk thru.

There are no hypsters hanging out in naked city... unless they need a 500$ a month shytehole to live in.

The hipsters scene is way over on commerce and main, not off industrial @ Wyoming, new York, Chicago, Philadelphia, saint louis, Boston, Baltimore, Cleveland or Cincinnati. Tam and Fairfield are not a great place to be... hip

Aside from a couple of restaurants that opened along Sahara and LVBS, you are right. The hipsters still are limited to the Arts District, north of Naked city.

Was Poppa Gars in Naked City ? I used to eat there.

The last attempt to develop Naked City ?

Another project that did not materialize.....

So 4-5% off list. Still a huge savings in dollar amount!

I live in Henderson and not really a buyers market here. Prices are actually stabilized and even up. Not much supply to sell.

With the Raiders HQ and new Allegiant stadium and the new Henderson stadium coming near GVR prices will go even more up.

Its not like 2008 - lots of retired have the house paid off and (like me) have lots of equity in the house so no reason to sell. I would rent but never sell

Lake Las Vegas is way out there so the drive sucks - i would look more toward summerlin or south Henderson near the Raiders HQ. lots of cool stuff coming - a new steakhouse announced off of st rose near the new Costco. Lots of new shops. Companies are moving in. Area is booming- plus people wanna get away from apartments/condos/etc if they can
