State gaming revenues (obv most is Las Vegas)

2010 $10.4 billion
2009 $10.4 billion
2008 $11.6 billion
2007 $12.9 billion

That's despite significant new capacity (Palazzo, Encore, City Center) coming on-line. Non-gaming revenue has fallen by even more.

Venetian is making less money as Venetian + Palazzo combined than it was before Palazzo opened as just the Venetian only. Same for Wynn + Encore.

Plenty of great deals. The condo I live in off of Flamingo near McLeod was purchased for $170k in the fall of '05. It is now a short sale. I'd offer $34k on the place. The realtor who like nearly all realtors thinks very highly of herself and the real estate she lists is listing the place for $49k. It has been on the market for over 2 months.

when i was working on my masters there was a phrase i heard

"when there is blood on the streets, buy real estate"


home prices here in vegas are where they were at in 1995....


it is a buyers market in vegas.... if you can hold the home for ten years
there is no doubt you will have equity
