The rent issue is a lot of the apartment complexes are now "luxury" or in high rise apartments with high HOA costs. They even have luxury apartments in the worst part of downtown.
I have a condo at the Meridian I rent out that I bought for 89k when the recession hit and I'm able to charge $1750/month. Never vacant since it's cheap compared to other places.
Even Desert Manor where TheTrooper famously lived costs 900-1k now. It got bought out about a year ago and they're moving all the people out so they can charge more rent.
Prices now are higher than pre-bubble. It's becoming unaffordable for most people and prices are stalling and stock is growing

If unemployment goes up the market could be in trouble, but if you want a job in Vegas now you can basically get one. Everywhere is hiring.
