I have an 800+ credit score and a large chunk of savings/investments. I don't have verifiable income. I just sold my house and am moving to Vegas.

Can anyone provide input on best way to rent a 3 or 4 bedroom home? I'm single with my elderly mom living with me and have pets. Seems like every ad strictly requires proof of 3x rent in monthly income.

I'm aware I can eventually find a good fit. Just looking for any input given the relative uniqueness of the Vegas market and to save the headache of having to apply over and over again to finally find someone who will look past me not having a "job."

Many years ago I rented a 1 bedroom apartment in Las Vegas at a nice complex and had no verified income. Just had to show bank statements that I had a decent amount of money and they were happy on 18 month lease that I completed.

I've been in that situation, albeit not in Vegas. What I did, in addition to bank statements, was offering to add a couple extra months of rent to the security deposit.

Put some of your savings into a local bank to pay rent and deposits.

Can you hire yoruself to manage your investments, giving you a job ?

Document some of your chunk of investments.

Look on Zillow and similar sites for rental homes. Contact some realtors.

Contact the agent or owner and explain that you have sterling credit and sufficient assets. (Do you have a credit report showing your sterling credit ?

You should have little difficulty, if you have the money available.

Pay the entire lease up front and you don’t have to worry about proving income or having a job. Most places will even give you a discounted rate to pay in advance.

Without proof of income it will take you longer to find a place. But as others have said, bank statements may help. Also +1 for paying the rent up front if you can afford it.

The OP was a bit vague about the income other than from savings and the sale of the house. But I won’t pry.

I think the offering to pay the lease up front is the best bet. Plus extra deposit because of pet.

A lot of landlords won't do the "pay the whole lease up front thing" for several reasons.

One of them is that it doesn't protect them if you damage the property (no job = hard to recover any judgment).

Another is that it can make it quite difficult to evict you.
