Stayed at Sky Tower for a while. It was amazing. Can't beat the location. Security was top notch. This was 2020-21 and was paying $1500/mo for a 750 sq ft apartment. They wanted 1800 and I moved out.

alot of poker players stay at the meridian, which is also very nice. It felt a little less safe and the mailing situation seemed awkward, but again you can't beat the location. Its pricy as well however. Best of luck.

Sky Tower is roughly two miles away from center Strip. I would argue you can easily beat that location if you want to spend your days playing at Bellagio or Aria.

Just guessing without knowing for sure, but I think they're all private condos rented by owners, so they're naturally going to include HOA fees. Tenant could argue a good chunk of that doesn't apply, but there are a whole bunch of tenant perks that come with it (valet parking, an amazing rooftop pool and gym, etc).

Took a look at some more videos on youtube. Some realtors are advertising panaroma towers for like 550k for a 2 bedroom and about 1500 square feet. Mentioned that each square feet there is $0.69 so you multiply that by the square feet for HOA. So that panoroma tower would be a bit over $1000 in HOA's a month. But besides that, what are the other costs you have to pay? There is insurance as someone else mentioned but how much is that a month? Also there is property taxes as well right so how much is that total on average a month?




The thing is with how much renting costs now... heard average 1 bedroom in las vegas is $1500 a month now? That doesn't seem that bad if you have 500k cash in the bank? If you have 500k in cash and pay it up front, you have a nice 2 bedroom at panoroma but with hoa fees and insurance and property taxes... is this amount over $1500? I mean having to pay 500k and then your monthly fees equal rent is insane. Also someone mentioned how these condo prices rarely go up in value much like houses because of the hoa fees right? Does seem nice though that you have security and are in a luxury hotel basically.




Are there any other high rise condos in vegas that are decent but without the very high hoa fees? I know there are some that are off strip. Recall someone mentioned how some like the Martin is double the hoa of another condo. There seem to be some studio condos at palms and mgm signature that are advertised and those seem to be like 600 square foot or less so those hoa fees are like $650 and less a month? Those do look like your exact hotel rooms you go to when you rent in a regular hotel but it does seem nice. Anyone here has experience on those? I mean if you buy it for 250k, and say your monthly fees are say $900 a month with hoa and everything, that doesn't seem that bad? Recalled allure condos has like of advertising as well but that is in a very bad location?



Also anyone have experience of meridian condos? Seems to be a mid rise and people mention it is like a gem because it is right behind the strip. So basically staying there, you don't even need a car to get around and go to wynn or bellagio?




Also any reason why someone doesn't get a roommate and rent at one of these condos as oppose to say rent at an extended stay like siegal suites or holiday royale or extended stay deluxe since even these extended stay places are charging at least minimum $1200 a month now? It is probably more like $1500?

Your HOA is not going to be equal to the rent that you would have paid, it might be as little as half.

Then your 500K doesn’t disappear as you have the equity, the condo could go up in price. Of course it could also go down. You also will never have someone telling you to get out and then you need to move.

HOA fees are hefty, but property taxes are lower. At least when compared to NJ.

Hey guys. I'm going to stay in Vegas from 30 sept to 28 October. Looking for a 1br or large studio in a condo near the strip and can spend around 2.5k. I play mostly Aria PLO game usually. I'm considering the likes of Panorama, Meridian, Sky Tower, Veer etc.... Anybody got a good lead?

I've jogged past Sky Towers towards downtown during the night countless times.

Basically between Resorts World and Sahara. Not a crazy nice area but never felt unsafe there. If anything I'd say it gets worse between Stratosphere and downtown.

But it's also outside the walking distance from center Strip for most people.

Id bump your stay to being 35 days and that way you can rent from the law abiding ppl who actually follow the short term rental laws in NV. There are also brokers/services that you'd be able to get connected to places in the nice high rises as otherwise you're drawing near dead unless you know them personally.

If you have any sort of status at a casino group you can also usually negotiate better rates for a long stay like that especially if you're gonna be playing there daily and eating their food etc etc. Its somewhat not a poppin time for tourists but it definitely isn't a "dead" time as sports are starting up and stuff. You're out before Halloween though

So some youtube channels seem to be talking a lot about these rentals. The MGM signature studio units seem to look like hotel units which probably isn't appealing to most people right? The HOA, they seem to advertise to be under $600 but that is the smallest unit. With property taxes, insurance and everything, how much does it come out to a month then? If you pay for everything, you still have to pay approximately $1100 a montr or so right? They also seem to advertise palms place a lot but that is further from the strip.



Lot of comments all seem to say avoid Veer as it's overpriced and if you have a vehicle, well you have to valet. Other comments say avoid allure because that location is not good because it's close to circus circus?



But isn't the meridian which is a mid rise condo close to the strip probably one of the better places then? The website shows a 2 bedroom furnished for 2000-2400 a month doesn't seem that bad if you rent it with another person. If average rent is 1500 a month for a 1 bedroom in vegas... then isn't a 2 bedroom for 2000-240k at meridian really good then? They advertise 1 bedroom for like $1800 or so. Also if you buy one, the HOA doesn't seem that bad compared to the strip high rises? Meridian seems like the best place if you want walking close to the strip then right? I can't imagine there being any 2/5NL or 5/10NL regs that live at veer or panaroma right unless they bought it years ago and paid it fully off and just pay the HOA?
