Maybe you could just move closer to them but not actually back into their house? That way you can hang out, mow the lawn, etc but still have your own place & life?

I am in Michigan near the lake(west side) 4 hour train ride to Chicago, I like the weather here....

I also have thought about getting an Apt near them or something, but they live in N Dallas and the cheapest I can find for a 1 bd is 1000 a month. I am renting a 4 bedroom house up here for 650.

My parents live in a 5 bedroom home that is empty. So it would just make sense to stay there, at least for a bit, the entire upstairs is unused b/c they hate going up the stairs.

So spending 12k a year on a 900 square foot POS doesn't rub me the right way.

Tell your parents to sell their empty nest and move closer to you or any of your siblings. Maybe they could do summers in MI and winters in (an apartment downtown) Dallas. I live in a 5 BR currently, with my wife, 2 kids, and wife's mother. Once the kids move out and the MIL dies, it's sell and flee into the city center for us. Otherwise, the kids might move back in
