To get this straight...

OP is a single guy who was banging the lady he's renting too and she stopped putting out.

He makes a thread on getting rid of her, claiming he has a gf with kids, calls the lady a nut, and wants to get rid of her because she's a bull****ter or something.

I'm sure she's feeling pretty ashamed of herself, so he probably dodged a truly embarrassing day in eviction court.

Next chapter, he somehow wants to keep that security deposit?

At least tell us what really happened because this whole thing is somehow mire confusing.

Seems more likely that OP is the crazy tenant who wanted some sympathy regarding her ******* landlord and did the standard role reversal post in order to not give things away and get a fair assessment.

It is amusing though, how quickly it was apparent that his story wasn't making sense, even internally. Basically everyone caught on very quickly, if not instantly. I guess it's really hard to make up believable lies?

DO NOT GIVE HER ANY MONEY!!!

Serve her the appropriate notice to start the eviction process TODAY! If you hold a deposit, it is your only leverage. Let her know that if she complies with the initial notice, you will return her deposit after inspecting the property.

Keep the eviction process rolling, as fast as possible, disregarding what she says. If she tries to make a deal with you, your response should be: "move out and you'll get your deposit back, minus any court fees; you don't want an eviction on your record."

Spend the $300 and keep the process moving. Deduct any expenses or unpaid rent from her deposit.

FAILING TO INITIATE AN EVICTION WILL NOT WIN YOU ANY POINTS. Waiting a day does not make you a nice guy. Waiting a day makes her someone with a free place to stay for another day.

My credentials: Worked several years in collections/legal departments/suing people. Also serving people and advising landlords in civil procedures regarding eviction.

Reading a little more... she's month to month. You don't have to get her to sign anything to terminate the lease. You can terminate it within the terms of the lease (usually 30 days). Today is the 9th. Notice her that her lease is terminated August 9th, and she is responsible for 9 days of rent in August. She likely won't pay it, but then you just deduct it from her deposit.

The point is to get the ball rolling NOW. You don't want some crazy squatter in your place for 6 months, shining you on that she's going to move out next week.

Iirc ww had a manbearpigesque thread where he wanted to find out if his wife was cheating on him. The details are a but vague but I think there was a private detective involved somehow? Anyway after everyone explained why she almost certainly was he decided to ignore all of them and managed to get the thread deleted.

Even if she does have mental illness, the struggles in her life are very real. If she is holding down a job, paying rent, and generally living a normal-ish life, she is doing incredible work vs insane odds that you really have no clue about, and instead of celebrating this person, you kick her to the curb (speaking of insane odds).

You are making wild and unsubstantiated claims to people who's seen others attempt normalcy through a wide variety of mental and physical life struggles, and now painting people with possible mental illnesses as unsafe, dangerous, boogy-men and -women.

You come across very ignorant here, not only about mental illness, but about being a landlord. I don't feel bad for telling you how to get rid of her with little pain because it's definitely going to be better for her. I hope you educate yourself before you start renting again.
