This. You have barely enough room for a 3 1/2 x 7 table (barbox size), and almost no room for furniture. Unless you're a super serious player, getting a table will become a huge regret for you.

No, it really isn't as I and others have mentioned. You also need to account for some tables for drinks, seating for other people, walk through to his deck etc...this is not functioning as a stand alone billiards room.

Unless you intend on playing alone and sober.

Also, don't do the short trouble shooter cue...they're obnoxious to use.
