? One As stated before only reason a basement is a must as we need ton get the foundation below the frost line so the house doesnt heave or move. Even building a deck you need to get the piles deep

lozen, on that shower pic is there no glass surrounding, or am i just missing it? how would the water not splash all over the toilet?

as far as all the pics, everything looks awesome. love all the finishes. as beaver said, more pics!

Not to answer for lozen, but Sometimes these are extra features you might leave out of a house as options so the new owner can offer their own personal touch/taste as to what they want.

So, its probably either that, or they just simply haven't gotten the glass guy out there yet.

You will also notice there are no bathroom mirrors, which you see sometimes in new houses for same reason.

Pfunk is correct. As they are custom showers the glass gets ordered once the tile is installed. They come out and do the glass and mirrors at the same time.
I will soon have a video tour of the second unit with it fully staged.

The second Bungalow is weeks from completion and think I will be getting an offer in the next two weeks.

The owner of the first duplex contracted me to finish their basement also

Lozen, you mind giving us a rundown/cliffs/update on the total number of houses, listed price and sale price, days on market etc?

Been following this for awhile but can't remember where you are at in all this, but guessing 2 houses down and sold, 2 to go?

House # 1 Planned to keep. Listed at high price and said if sells preconstruction great. Ended up Keeping it

Duplexes Listed one side pre construction at $564,000 sold in two weeks at $556,000.
Than listed second unit pre construction at $574,000 and no offers listing expired 90 days. Unit is now completed we will stage and list agian at $574,000 Listing goes active next week.

Bungalow 2 No listing but have had our sign on the garage and may have it sold with no broker at $475,000 Will know in a week or two. Prospective buyer wants to see it finished. If that buyer does not grab we will list March 1st at $509,000 or $499,000

Though I did pick up a management project to build a new home. Owner has the lot and wants me to supervise the construction on a fee basis

if you were my city i would have def. had called you for a potential reno..

the custom glass is such a tease because the shower has to be pretty damn near done before they come in and measure.. we had our original doors broken in transit so we had to wait twice as long for our shower..
