You seem to be pretty good at saving money and being responsible by not taking on debt. If you are only 23, and you said you saved $1,500 every month living with your parents in 2011, then why not buckle up for 24 months and move back in with them? You obviously aren't a burden to them financially, and that makes it a whole different social dynamic.
You have 6K in cash now, and 15K in silver, which is liquid enough, so lets say you have 20K net worth (off of memory, haven't rechecked your posts).
Now, if you take a stand right now and just save save save, you could get have over 50K in CASH when you are 25 years old......and no debt. With your ability to live below your means, you would likely never look back (unless you kept buying silver at these levels).
Very few people as young as you can save what you did in the real world without a lot of help from someone. Swallow your pride for two years, and you might end up with 70K in cash/silver and no debt. And then you have a cushion big enough that you will be on easy street, as it is obvious you are on top of your game as far as being a responsible financial person (notwithstanding the silver stuff, which I think is silly. You don't have the experience to know that assets like this can lose a ton of value).

If you're a 'huge believer' in silver you should consider putting 15% of your savings into it, not 75%. Even if you're very bullish you need to recognize how extremely volatile and high risk it is and distribute your assets accordingly.

Janabis you are definantly right. I could/should of did a reasonable amount like 15% of my money not 75%. Regarding to precious metal I did research a ton and still read and try to learn as much as I can on it; I didn't just say "ooohhh pretty things! Here's all my money!" Precious metals seem to be either A. you think it will do well. It's definantly a long term investment and you must know when to get out. B. people think precious metals (PM) are retarded and dumb and make no sense because they're "volatile", which they are.
When I first started buying PM I definantly understood that it is high risk, high reward. I'm young and figured I could take the chance. Having a loss would hurt somewhat, but I understand the chance taken. After last year having no investments and having all of my money in my savings. Lol I made $36 from that and I figured my money wasn't being used for the best returns.
So I ended up going "all in" two weeks before the house dropped to a ridiculous $99k. I'm not going to buy any more silver. Of course I would rather not have but I live and learn.
What I really need help is with the roommate situation and how I can get out of the lease. Isn't there a way for him to basically have to try and get a roommate after I've been out for a certain amount of months? I think two is reasonable. But he has stated he will purposely not find a roommate. I do ****ing hate him for this as I see him as being a selfish POS. Help me!
And about moving back in with my parents it could easily happen and not be a burden on any of us (mom, dad, me). But we do have a better relationship with me not living their. Me moving back in isn't an option I want to go back to. Again, I'm trying to be as independent as possible.

OP, I think the obvious play here is to sit back and relax, stay for the remainder of your lease, and look at the housing market again next year. Look at what a terrible situation you'd be in now if you had actually got a mortgage on that house last year. It's unlikely that there will be a dramatic increase in housing prices between now and when your lease expires.

The vig on physical metal is going to kill any returns you get, and..... diversify.
Sell metal buy house, diversify the rest of your savings imo.

OP,
read the lease and figure out what the penalty is for breaking it. Maybe you lose deposit + one months rent.
People break their leases all the time without having to pay the full remainder of rent. Ask your landlord what you can do.
Break it, and tell your roommate he's on his own for being an *******.
cliffs: getting out of a lease isn't that hard. talk to your landlord/read your leasing agreement.

You say you should know when to get out... Why did you get in when you should have been getting out? Buying any asset after it's just had a massive run is basically always bad fwiw. You want to buy stuff when it's cheap not when it's blowing up. When something shoots up really fast it nearly always pulls back. Just saying.

Whenever you buy or sell physical metal, whoever the dealer is takes a sizable cut for himself. In the end, you lose tons of money compared to buying an ETF.
