For those unfamiliar, usually HOA hate stems from silly rules or overpriced fees for what you are getting. I used to own a townhouse in NJ and the HOA fees were very reasonable at $150/Month. It covered grass cutting, landscaping, snow removal, common area maintenance as well as the outside of your unit, so if the roof needed replacement or fixing they took care of it. They weren't too bad.
Usually where it gets rough is in condo buildings where they are in the 4-500/Month range and most of it goes to common area maintenance, pool, gym, doormen, "amenities" etc... They are usually higher in buildings and people don't feel like they are getting as much value/use from them.

Lastly HOA's usually have lots of silly rules that annoy (move in times, parking, times workers can come, security deposits for a million things, very specific pet restrictions etc... and they fine you if you break a rule) and the application process is sometimes more detailed and invasive then the mortgage application. You were approved for or bought something for X00,000 dollars but they want very detailed information to make sure you can pay their monthly fees.

It seemed to reopen when a guy who claims he lives there and is making a fortune (on paper, anyhow) was telling us it was a good time to buy a condo at the Panorama. There are reputed to be plenty of poker players living there.

What's this got to do with poker? Was the guy bluffing about the Pano, or is he holding something? Plus, why does he say you have to hide from the HOA?

I don't even like covenants. If it's your property, unless you're creating a public hazard, you should be able to do whatever the hell you want with it.

Yeah the hoa fees on guard gated houses in Vegas are rough, but seriously paying $8/900 a month on a 2k square foot condo is insane.

My hoa has a LOT of stupid rules, can be petty, but on the whole do a good job and the place is immaculate. For someone that's not there much they are helpful and security keeps an eye on the house. It brings keeping a house closer to the lock up and leave it ability of a condo.

Like most I would prefer the rules without the negatives (3 speeding tickets in 2 days lol), but overall it's ok.

It also includes stuff like home painting and new roofs so you could argue that if you have your roof replaced even once you're well ahead of the curve

ha! and this is why people choose to live in a condo or development with HOA. it boils down to they don't want to live in a neighborhood where people keep washers and dryers and pickup truck tires in their front yard (or have contractors doing renovation at 3 AM in the unit next door).

Everyone hates the HOA until they need them to enforce a rule like that

Personally, i'll never have my primary residence where there is an HOA. I like to fire off a few mags with my AR15 any time i want.

You're a bit off the mark for the Panorama. I did the homework on that. A 2000 sqf condo has HOA dues of $1280 or so a month. I don't know what property taxes are. Say you're paying $300 a month on property taxes. $1600 a month in carry costs and then some.

So, I'm not following AdioKing when he says now is a good time to buy at that place. The Martin seems the smarter place, but is the poker player cluster worth the extra money? It might be. I've looked at the Martin. HOA dues are a lot less, and prices on condos are higher. No security guards and no gate like the Pano. Why is that? What do those guards guard?

There seems to be a lot of negativity towards HOAs in this thread. Indeed $0.54/sqft seems a bit high, but just think of how much it would cost you to have your exterior windows cleaned if you tried to contract it by yourself...it would be outrageous. There are benefits to HOAs, they are not all bad. Also, the money shouldn't just evaporate after its collected. It is equity that the homeowners own. The owners should regularly receive a balance sheet and expense statement so they see where their HOA funds are being spent. I'm wondering what the cash position of the HOA is. It should be pretty strong given how much people have paid in.

The board of directors structure and bylaws are extremely important in evaluating a property. Is the board all homeowners, or are their still outside parties on the board? If external parties with conflicts of interest are on the board, bad news. If it's homeowners, you should have control on where the expenses are going and the amount of funds collected each period.


It sounds like there are a lot of people who own the units and are leasing. I'm interested to know what % of units are now owner occupied? 25%? 50%?

I don't care. Not my property, not my business. Unless they're creating a public hazard or nuisance (e.g. loud noises late at night therefore disturbing the peace), none of my business what they do with their property, and doesn't hurt me at all.

HOAs are just scams by developers to milk even more money from homebuyers.

Greatest thing I ever saw was a bunch of people at work realizing they were under the same HOA, campaigned hard to get elected to its board, then dissolved it.

If everyone who lives in the building hates HOA, can't they just fire them and choose/hire someone else to manage?

I live in an apartment and my equivalent of HOA fees is €3.20 ($3.50, no pun) for cleaning the common hallways. One person was too stingy and opted out, so he has to clean himself by his floor.

They have elections, and it turns amazingly political, with the candidates sending out their resumes etc. They might not even be every year, some might be once every few years. If EVERYONE hates them it is easy, but if they're a few that like them, its harder.

hoa's in theory keep the neighborhood nice, set and maintain standards and in theory this is a net positive on property values.

I agree it's pretty much bull****, but I see the pro-HOA side of the argument

There is the one baller who restarted this thread by telling us it was a good investment. That was probably the case in 2011. This is 2015. How has it changed, and who lives there? its funny as i sit here becouse i think palmsplace has greater value then panorama i mean palmsplace 140k 600 hoa fee on 600sgft not too bad as you can put your room in renters pool to pay nut and sleep at pool for one week a month ..im no expert but im local and do well with older ladies.

RE: "older ladies". How old? 70-80 year olds? Might be good picking.

RE: "Palms Place". $/sqf is key, but the HOA dues seem similar. My homework says HOA at Pano doesn't care about nightly rental, as long as you play their game. Leases are easy to get there, and the security is lax enough where you can have several roommates as permanent guests who essentially live there and skirt the system. So, how would Palms be better? I visit Pano, and you can take the elevator to any floor, any time. Don't need permission or a pass. That is very handy, and I don't think they will change it. So in that sense, it is easier to get the job done than in a casino hotel or condo hotel. I don't do well with the older ladies myself.

If so, do you own or rent? Has the Vegas market rebounded too much to make buying or renting here a deal?

From the looks of his vlogs, it looks like Jeff Gross is staying there and the place he is in looks great with an awesome view.
