I have a house in Las Vegas, and two of my roommates will be moving out after the World Series of Poker. I am looking for new roommates to occupy these two rooms, preferably for at least a few months to as long as you'd like to stay.

The first room is 11' x 10' and has a shared connected bathroom with another bedroom that my roommate lives in, so you'll be sharing the bathroom. There is an additional bathroom downstairs, however. This room is $540/month.

The second room is quite a bit larger at 16' x 12' and has hardwood floors and a ceiling fan. This room has a private bathroom in the hall in front of the room. This room is $640/month.

The entire house is 2556 sqft., and is a corner lot in a nice neighborhood in Summerlin. We have a 3 car garage, pool, jacuzzi, and gas BBQ. Living room has a 65" TV with cable/DVR and video game consoles. Across the street is a great public park with tennis courts. We're 2 miles from the nearest casino (Suncoast) as well as the new Tivoli Village shopping center and Boca Park.

The ideal roommate would be someone in the 25-35 year old age range who is looking to concentrate on grinding/working here in Vegas and not too much partying. I am on the road a lot, so I expect you to take care of the house and clean up after yourself. Either room can be furnished if necessary, by the way.

Depends on where you're headed. I can be downtown in about 10 minutes, which is just north of some properties on the strip. Most of the properties you'd want to go to (Bellagio, Venetian, Caesars) are mid-strip and take 15-20 minutes to get to.

Just an update on the availability of the rooms since I've had a couple of PM's about it.

The first room (11' x 10') is available starting July 15th.
The second room (16' x 12') is available starting July 4th.

It looks like one of my roommate in one of the smaller rooms will be moving into the bigger room, so I actually have two of the smaller rooms available, with one available in the next few days. Appreciate the PM's, but nothing's been locked down, yet.

It is looking likely that one of the smaller bedrooms (11' x 10') will come open in mid-December, so I'll be looking for a roommate again. Very flexible on terms... short term available, furnished available. Please PM me to discuss. Thanks!

Might have skipped over it, but what are utilities like? Are they included? If not, whats a quick breakdown on what each roommate pays towards utilities (gas, electric, cable/internet) Thanks!

No, utilities are not included. Costs vary greatly between summer & winter months, but here's a quick breakdown of typical monthly charges, per person:

electric ~$65 (winter) to ~$125 (summer)
cable/internet ~$50
pool service =$25
gas ~$5 (summer) to ~$50 (winter)
water ~$8
trash ~$5

Not too bad, but the cable/internet split 3-ways seems high...

Well, it's just over $40/mo. Cox Cable + 1 DVR + HBO runs just over $100, Internet is $50, plus taxes.
