Room for rent in quiet Vegas Poker house

Hey all,
We have a room available for rent in a Vegas house starting November 1st. It is a 4 bedroom 3 bath house with a pool. Hualapai and Spring Mountain are the 2 main cross streets, it is about 5 minutes from Red Rock Casino and about 15 minutes from North End of the Strip (Wynn/Venetian).
There are 3 other full-time poker players living here. One is a MTT player, mainly online with the occasional live Vegas event thrown in. One is a cash player, splitting his time between online and live. I travel often for MTTs, and when in town focus on live cash.
The room is the only bedroom downstairs in the house, there is a 3/4 bathroom just outside which you will be the primary user. Being the only bathroom downstairs occasionally one of us will use the toilet real quick on commercial breaks.
Rent for the room is $400/month and an equal split of utilities (usually around $150 each but should drop during the winter months). This includes very high speed internet as well as cable TV w/ DVR. We also have 5-gallon drinking water jugs delivered every few weeks.
The lease currently runs until May 31st, but we are going to attempt to extend it until July 31st so we can stay throughout next years WSOP. You do not have to commit to the room until the end of the lease, but we are asking for a 3 month minimum and at least 30 day notice when you want to leave.
A $700 deposit is required on move-in; this breaks down as $150 utilities deposit, $450 security deposit and $100 cleaning deposit. The majority of the deposits will be returned on move-out, unless there is excessive damages all but the cleaning deposit will be refunded.
Must be 420 friendly.
