Going to be a slew of topics in this OP, will hopefully not be too much jumping around and pretty easy to read, we shall see though! Just want to say before going into all of this that I am very excited for SCOOP and will certainly be posting daily during the series as I have in the past. For those who didn't follow closely, I finished up 2016 by hitting 10 million lifetime VPPs! I believe I was the 12th, 13th or 14th person to ever achieve this, and the last person to get the '10 million VPP Reward' from PS! Apart from that, I had the best year of my career, albeit I sold a lot of action on all stakes 200+ and a massive amount on all of my MTT scores

2017 started off very nicely, quickly reaching +100k on the year. Unfortunately, I lost a ton of money on the day of the TCOOP ME, ~50-55k IIRC. Been pretty bad since then, but have just booked back to back to back winning sessions, so hopefully I am turning it around! Will not bother to go into more detail on my year thus far since there is a lot of non poker related text to come

Essentially all the unanswered posts in my previous thread are about the property I am about to buy here in Rosarito, so I will just go into some more detail now that I have time which should answer them all. To start with, I will just copy/paste directly from my post in the previous thread as it will give readers who haven't yet seen this a better idea of what I'm talking about

Very good view in every direction. There are already 9 tennis courts, clay/grass/hard and one in a mini stadium. My plot is about 2 blocks from there. Soon they will be breaking ground on the massive clubhouse which will have an Olympic size swimming pool, jacuzzi's etc, my plot is about 1/2 block from there. And in the further future, there will be a Hotel Boutique with shops etc. I've bought in during Phase 3, which is now ~80% sold out. Phase 1/2 already has IIRC 103 houses completely constructed and 70 houses with full time guests, and currently 46 houses are currently being constructed.

My 10mil lifetime money went towards purchasing this land. $20,000 from PS and I am paying the rest; paying 100% in cash so I ended up getting a great deal. The only restriction in the neighborhood is that we can only build 2 levels with a 3rd level terrace; otherwise we are free to build the house in whatever manner we choose.

For those who know a bit about how it goes in Mexico, it is difficult for US citizens to own land. I am in the process of setting up my corporation and then the land will go in the name of the corporation (the 'owners' being myself and my girlfriend). I don't really know all the specifics yet, but my lawyer is one of the most reputable and well known real estate lawyers in the entire area, so I am in good hands! Hoping to close on the deal on April 5th, but will depend on whether everything is set up yet; either way, exciting times!

In terms of the design and cost of constructing the house, my girlfriend is just about done renovating her apartment complex that she bought last year. Once she is done with that, we'll get going on our house, although I still need to save up more money as we're having to pay 100% cash on the spot on the entire thing!

Luckily she has a great design mind (did 100% of the planning/design/etc of her apartment building) and already has all the contacts needed for this project and will be able to get this done very well for a lot less money than I would be able to do on my own; it's really a great situation

There will definitely be more coming on this in the future, off the top of my head, this is all the information that I think I have at this point.







Other than that, I think I just have a few pictures to share from the past few months. Lupita and I are both really happy together and everything is going great; I believe after SCOOP Ruseman will be moving into town and I'll be moving into Lupita's house in Playas de Tijuana. For my 26th birthday (damn, I am getting old ) we went down to wine country here in Baja. We stayed right in the heart of wine country, as in driving down a few miles of dirt roads to get to where we were staying.

I am about the worst at taking pictures, but here are a few including a few that will show part of the Boutique we stayed at...it was very very nice and is quite massive. Everything from mini horse stable where horses are being trained to the restaurant/bar to a large lounging area with a big fire pit to the row of cabins we stayed in, was quite nice!
























Only other thing I have to share is my nearly completed project of 2015, my 2002 Ford F250 7.3L Powerstroke TurboDiesel truck! I don't think I posted anything about it in my PG&C last year as I was still quite far from finished, but finally getting there and I will certainly be posting more in depth pics/vids/etc when I am finally completely finished. The main things we have remaining are...
-new tires + rims (prob 35s with blacked out rims, want general red grabbers but we'll see)
-new front shocks (rides rough due to having the rear airbags that are designed for towing, even with them completely deflated makes it a rough ride
-stage 2 headers and cold air intake


The list of parts we've put into is massive; safe to say that we've put aftermarket or new parts on nearly the entire truck and added a lot of cool things like a chip/programmer, wicked wheel in the turbo, 5" magnaflow exhaust, gauge kit and gauge pod, and 4 aftermarket speakers + 2 amps + subs, just to name a few of the 'big' additions.



I've had just about the worst luck you can have with this thing in terms of crazy **** happening, including the brakes going out leading to an accident, part of the roof off tower 2 here at calafia falling during a storm and hammering my truck, causing a lot of physical damage + electrical issues we're still working on figuring out. Been a ****show but w/e

Fun fact: when the programmer is run in 'extreme' mode, the truck does 0-60mph / 0-100km/hr in 5.1 seconds, insanely fast for how large it is, and there is still a lot of room to improve that time if I chose to

It's very difficult/nearly impossible to actually own land without a Mexican National involved in the ownership. You end up buying what is essentially a like '99 year lease,' and Mexico could in theory come and take the land from you.

Since I haven't started the process of my residency yet, it is much safer for me if a Mexican national is involved in the deal. Also the cut is 90/10 in my favor, it's not like its a marriage w/out a prenup that could end up with me losing or whatever. And it's really easy, can easily shift the %'s around in the future if we want to.

My lawyer highly recommended doing it this way, and I trust Lupita more than anyone else I know

Also mid 20s are the pick of youth so be sure to enjoy it while it lasts. I was feeling unbreakable/invincible/top dawg in that age.
