What hands want to shovel money to your 3bet on this board? (it's not a rethorical question). You are thinking of ranges before the flop action, once the flop action takes place you are way behind the majority of the time, and only ahead of few hands that may call down your 3 bet. The profit in this hand will come only from players thinking their 2 pair is good (including the pf capper), when you 3 bet many will fold a 3, or 44-66.
I see your point that maybe a gutshot will call now but they have only 4 outs. 3 betting will make the hand a bit easier to play but I don't think it's a huge $ mistake, unless others will still call 3 bets with ridiculous naked overs, but c'mon, they should at least playing with their eyes open
Even in case the hand turned HU against the pf capper (TT-AA) raising a big street (if he won't check the turn) is better than having him call down.
PS. If all are playing literally blind (but the capper) your equity is under 40%
