Equity vs range Equity vs range

Goodmorning.
First of all, sorry for my english...I'm an italian beginner in poke3r hold'em.
I'm reading a some books on the argument. Now I'm reading the book of Owen Gaines "poker math that matters" and I found it very interesting.
All exercises about outs are ok for me.
But in the section relevant to equity vs a range, pag. 87 QUIZ, I don't understand how some out calculation are performed.
For example, someone (who obviously have the book!) can explain in detail the path of reasoning to calculate the outs? (The part relevant to the following equity calculation - for the moment - it's clear for me).
Thank you very much in advance.

If this is the wrong section to post the question, please someone let me know…

If I have:

Hero: Js As
Villain: QQ KK 55 66

Board: 5d 4s Ts

Vs. QQ and KK

3 outs (A) to a pair.

9 outs (spades) to flush, when between his range QQ there isn’t the Qs.
8 outs (spades) to flush when villain have Qs in his range.

(9+8) = 17 /2 = 8,5 outs to flush of spades.

Total outs 8,5+3 = 11,5
Equity = 11,5 * 4 = 46%
Pokerstove 45%

Vs. 55

9 outs (spades) but to flush I have to exclude 5s if he have it in his range and even if he haven’t, because 5s give him poker that beat my flush.

So 8 outs.

(8*4) 32%….
Pokerstove 26%….

Vs. 44

9 outs (spades) but to flush I have to exclude 5s because it give him full house that beat my flush.

So 8 outs.
(8*4) 32%…
Pokerstove 26%…

What I’m doing wrong with 55 / 44 ranges?

Against a set, villain will have redraws. e.g. You could turn a flush, but villain still has 10 outs to a boat or quads. That's why your equity is less than expected.
The rule of 4 and 2 is only an approximation for your equity, and it tends to work best when you're considering "outs against one pair". It's less good when you're trying to draw out vs sets, trips, 2prs etc.
