I know a few real estate agents but they're not people I would recommend. After the market crashed, they crashed. Not a good sign. I hope someone else can help you.

just a quick bump guys, going to vegas on monday to look for places. Can someone please PM me the info for a good real estate agent? I'm looking for someone who will give me strong opinions on places- both good and bad. tyty.

So I looked at a few places today and I think 1 could be good. It's not in any of the areas you listed but its about 140k for a lot of house. The area code is 89032 (looks kinda north but not really). What you guys think of this area? What could I get for 140k in Summerlin/green valley? What's the deal with finding renters in that area compared to the nicer places? I'm going to look at it now so wish me luck if i'm not back in 30 minutes call the cops.


PS- my requisites are gated (guard preferred) and pool. Any other suggestions?

I used to live (own) in that area lol.. YOU DO NOT WANT TO BUY THERE!!! It's affordable, but it's North Las Vegas.. not a great part either. Seriously. The resale value isn't comparable to better areas and there's still tons of construction going on.

Do the convenience/grocery store thing (at night).. and then you tell me. I now live in the exact same area WCGRider lives in (Silverado Ranch, but it's 89183 now). Not sure on the prices here though. The house I'm in now was at one time almost $400k.. it's at about $220k now I bought it at $165k

When you buy in Vegas you really do need to have a good RE agent and someone you can trust. However, use my little "test" and be patient and you'll do alright. Question though.. why the hell would you want to move to Vegas?? I was born here. And besides for playing poker (and tourist girls), this place sucks. If it wasn't for being here for my dad, I wouldn't want to live here. Not really.

When I was a casino dealer and someone would ask me about moving here or living here, I would tell them this: "Vegas is a great place for single people who like to party and maybe for old people who are retired. And only if you have money! But if you're young, starting a family or a career, it's terrible. The schools are not great, there's not too much to do (that's why I go to Cali so much) and the summers can kill you (if the casinos are bars don't)!

One last thing I tell people, "Las Vegas was built as a transient town. It still is. Always will be. You can make friends real fast. But rarely will you make good friends that last."

thanks man, I'm really just looking for an investment property and the ability to claim NV residency on my tax return. Prolly won't be living in vegas more than a couple months a year for the WSOP so I'm more interested in what areas of town are rentable and can upswing in the market. If you say they are doing a bunch of construction in north LV doesn't that mean the area is improving and housing prices have the greatest 10 year upswing potential there?

Just go as far north and as far west as possible. The area you speak of (89032) will be the same (or worse) in the next 10 years. That's why I got out of there. But you can take a look for yourself.

Take it from someone who's lived here his whole life If you want an investment property, try Green Valley, Summerlin, the newer areas way out northwest or southwest. And go for a condo with reasonable association fees. That way upkeep is minimal and you won't have to worry about it while you're away. And like I already mentioned, get yourself an expert.

there are some nice homes/gated communities in that area, but these were all built or renovated during the real estate boom, with the expectation that the area would eventually become desirable. It never did. there is no "back" to bounce.

Non vegas people are always a bit starry eyed about how much house you can get for your money in NLV. People who live here will say it isnt worth the money.

the only way i could see it being a good investment is if you wanted a place to live long term and you were cool living in a nice gated community that was in a bad neighborhood.

What condos are you talking about? Do they allow dogs?

Most condos that I know of allow dogs. The reason I mentioned condos is because you said you'd only be staying there mostly during the WSOP. Condos are easier to maintain and are usually easier to rent out. The return might not be as good when you sell, but if you pick a good location, you'll have an easier time keeping it rented while you're not in it. A good rule of thumb for people looking to rent out properties is get as close to where the work is and where the college campuses are.

If you care about who's going to be living around you then take the time to find out first. When you see something you like, do my little test to give you a better picture of the area you're getting into.

One last thing. You can try Googling "dog parks Las Vegas". I know this might sound stupid, but areas close to dog parks are usually pretty good areas to live in. You won't [usually] find a dog park in a really bad area At least from what I've seen here.

That's a bold strategy.

The closer you get to Nellis AFB, the crummier it gets. Cheyenne east of Rancho is a commercial/industrial/residential neighborhood. Ugly, smelly, and noisy.

The sad truth is that you'll have to pay through the nose for anything decent in Vegas right now. It's an extreme buyer's market. I would lay off right now. Come to Vegas for a month or so and get to know the town. The neighborhoods range from very nice to horrific, and you have to get to know where both the former and the latter are.

You'll find the best "nice neighborhood" values outside the beltway on the west side of town. You're pretty much well removed from everything, and those neighborhoods aren't "matured" yet so, limited services and shopping, but it will quickly improve.

Also, the west side of town (foothills of the Spring Mountains) is a little bit cooler than the rest of the valley. You have nice distant views of the Strip at night, too.

Just bring half a million with you.
