Take a stroll through North Vegas some time.

I've been wanting to buy a 2nd home in Vegas for a while and have been concentrating my search in the 89052 area code. Obviously prices have been steadily dropping, but I'm thinking this year may be the time to pull the trigger on something.

My question is: Can any locals of this area offer some pros and cons of being closer to GVR proper as opposed to further up the hill (South on Eastern Ave) towards Seven Hills or Anthem. Which areas within this zip code do people find preferable and why?

i lived at 244 stocking st (right accross the st from gvr)in 052 all the summer before last....cant say enough positive things about the area. The people are great, a ton of parks, safe at night, the raunch, whole food and vons right accross the street, plus the district, the water park, the jogging paths, super easy freeway access, dog park, blah blah blah

north of sahara around the strip, basically anything downtown that isn't on fremont st or right next to it.

a lot of vegas is really safe, its only a few areas that are unsafe but those areas are really bad.

eh idk those areas really arent "dangerous" in the sense that certain neighborhoods in philly, chicago, ny, and other "eastern" cities are... i think sky and allure are even in that area

Its more a function of population density than population... phoenix, which is a little bigger than philly now in terms of population (but 10X as large in terms of geographic size), doesnt have any really bad areas either.

thats old news, things have really changed up here due to all the lawyers who opened shop downtown - provided you live in a highrise. I live on Charlston and LVB, my building is crawling with D list celebs, chefs, investors and strippers. Good times!

How do you define "really bad"? Would you walk down the street around McDowell and 24th at midnight? Unarmed?

could you walk around outside at night(not on property grounds, down the street for example)? could a female?

to the other post- sky is south of Sahara, you prob mean soho. allure itself is ok(its on sahara) but the area just behind it is def the ghetto.

Thats rather my point. Just because its unsafe to walk in an area alone late at night doesnt make it a bad neighborhood, it just makes it not a great neioghborhood.

I wouldnt walk down the street in cobbs creek or parkside (2 bad philly neighborhoods) or, merciful god protect us, camden in broad daylight even if i had a piece. And as far as i know the police never had to firebomb downtown vegas to get rid of the drug dealing cultists there.

my ruler for danger is: the big bus station north of LAX in Inglewood
I'v been in some kind-of-not-too-bad shady places in L.A, but i felt most uncomfortable around the northern neighborhoods of LAX @ night.

I guess it would get worse if you go a little farther east, but in general i don't venture to the central or southern part of la.

On the other side of the ruler is San Francisco: even the worst neighborhoods arnt that bad IMO. I have never felt uncomfortable in S.F, maybe its b/c i live 20 miles south of S.F, IDK.

I hope this info helps u buy your house

TT - I'm not very familiar with LV, but isn't that near 7Eleven and Walgreens? It looked a bit dodgy to me, but then again, it was a year ago and bear in mind, I'm a female.

Yeah, but would you want to live there?

Camden, lol. I remember seeing a news story on tv. There was a reporter standing, with a pile of smoldering rubble in the street. In the background, someone goes running by, crouching low. My first thought was Beirut. It was Camden. I remembered it because my buddy had in-laws living there that refused to move out west no matter how much their kids begged. They had once been robbed in their living room while watching tv. Some addict, using a trash can lid as a shield like Captain America, jumped through their picture window and robbed them.

??? Ever been to the Tenderloin?

I remember a few years back, don't remember which part of SF, some thugs had oiled the street near a stop sign. You know the steep hills in SF. A car would stop, then have trouble getting going again on the oil. Thugs would run out into the street and rob the people in the car. When the city sent out a crew to clean the street, snipers from the nearby buildings drove them off.

lol, this is great.

yeah that area around the city hall and civic center is not very good. I tend to stay away from the tenderloin area, there is just a bunch of poor ppl standing around and it is pretty intimidating. That said, since I am rarely by myslef in SF, (usually w/ friends or something) my analysis of the safety might be skewed.

Though I agree, that region is prolly the worst in SF. Hunters Point is also said to be bad, but it is kinda far south away from everything, and the closest I get to it is when I go to a 9ers game, so I cant really say if it is as bad as ppl make it out to be.

One thing I can say is, each big city will have uneasy parts, and they are reletively easy to avoid. You shouldnt let bad neighborhoods bother you.

yes, thats where it is. I shop at Walgreens at 4AM without any fear, there are so many security cameras there that the only time I saw a problem the guard was outside within seconds.

When living in a highrise it really never even crosses your mind if the surrounding area is safe or not because your always in your car, its not like your going to walk anyware so it's not an issue. Most of the people I have met in my building are LA or NYC transplanets, for us this type of neighboorhood is nothing to be woried about however if your used to suberbia then high rise living probably isn't for you in the first place - hence living down here is not something you would need to consider.

PS: Bob Stupek lives right behind the Walgreens, this area was filled with afluent busess owners in the 70's.

I live in Los Angeles right now, and also lived in NY for 4 yrs. I think it was due to the fact that I was being hussled by the homeless/drunk guys for change and you know what... I'm looking to purchase my first place, but have no desire in getting a place here in LA. LV sounds about right to me. I can also fly to LA to take meetings. I obviously can't afford the strip diggs but maybe near downtown is not so bad afterall. Thanks for your response.

Let me throw in my two chocolate chips cookies worth for the GVR area of Henderson.
For some reason (Vegas people don't know how to cook?) the quality of the meats, seafood and vegetables (so close to California???) in the Las Vegas chain groceries is worse than dumpster-horrendous and there is a Whole Foods (Whole Paycheck) right off 215 on GVPKWY.
As others have mentioned, Henderson is a comfortable, safe, quiet neighborhood and if you are Catholic, you are as close to St. Francis, a lovely mission-style parish, as you are to GVR Casino. If not the best of both worlds - at least a kiss of both worlds.

If the GVR zip helps, it is 89012. Go to LVRJ.com (Las Vegas Review Journal)/real estate and use that zip to window-shop your price ranges.
A little further out on Horizon Ridge, and still only about 20 minutes from Bellagio Valet Parking, is the 89002 Henderson zip where I first lived with some friends. Family-oriented...middle class...VERRRRRRRY quiet. You can pick-up a lot of square-footage (3,000+) right now for less than 300K. I can personally recommend the neighborhood around Kind Ave.
The nearby Saxby's coffee shop compliments the neighborhood with an unusual sense of community (for Vegas) and unlike Starbucks, Saxby's doesn't burn the flavor out of their coffee beans.
Good luck!
Ludi

Green Valley Ranch is the name of the entire development and much of it is in 89012.

Sorry for the ridiculous bump. I have very limited free time and am looking at a few places only when I go to buy a place. Is this area safe? It's doesn't have to be Bel Air, just a nice area: 6125 Daisy Petal Street 89130. Thanks for any help.
