Seriously, I'm in the 89123 zone and part of the reason we were drawn to the area is because it is so much LESS seedy than a lot of more interior Vegas.

Btw, once I get our house more set up (i.e. find a freaking couch), we ought to have some sort of game night/party. November is probably going to be too crazy between work and holidays, but maybe we can do something in December.

It's summerlin, but more specifically, it's closer to everything. Red Rock Casino is right there as are access to the highways which will get you to the strip in 15 minutes or less, depending on traffic. There are shopping centers everywhere, yet the housing communities are relatively quiet.

Also, it's altitude is slightly higher than the strip, meaning if you can pick out the right house with an upstairs balcony facing the right direction, you can get a pretty kick ass view of the strip at night.

I live in the 89146 area, since I signed a lease without much knowledge of the surroundings. It's not terrible, but we're definitely moving soon for the nicer parts of town. Stay away from anything near the strip, stay away from North Las Vegas, stay away from anything south of Tropicana.

In general, north of Tropicana, south of Lake Meade and west of Durango should get you a pretty kick ass house for 1 mil.
So is spring valley fine? We have been highly considering living there because we want to be close to the strip, yet live in a somewhat baller neighborhood with a big house.

Yeah, I've been dying for a game night. I started playing Settlers of Catan with some friends back home and haven't played since I moved here.

Never played it, but I know Cardo and Euro (to an extent) are huge nerds for it.

those don't really work hand in hand. neighborhoods are worse the closer you get to the strip. spring valley is fine though. what i would recommend, is keep going farther west out to 215 and get something really close to the highway. then, you won't have to be near the strip.

ok so what places are good around 215, I assume Green Valley/Henderson/Summerlin (are those near 215?) but what else?

215 runs through all of those areas. in between green valley and summerlin is where all of the new infrastructure development is going on. you just have to come out and see for yourself which area you like best (henderson and summerlin are pretty similar) but the best strategy imo would be to get something farther out from the strip but with immediate and easy access to the highway. personally, this would be much more appealing than getting something nice in the heart of henderson and having to deal with rush hour traffic every day.

215 runs through Summerlin but it is a very indirect route to the strip (you would take it south all the way past the strip just to get to I-15 to go back north again). Before I moved here I had been advised that the highways from Summerlin to the strip were plagued by ongoing construction that made traffic suck, and my brief foray into the area appeared to confirm that. I've also read Summerlin residents say that surface streets are faster than highways for getting to and from the strip. This is something you would probably want to check out for yourself.

If you live near 215 in Henderson, you can take 215 to I-15 for easy access to the west side of the strip. The traffic on I-15 is sometimes a bit slow, but tolerable. To get to the east side of the strip you also have the option of taking the airport exit from 215 which takes you beneath the runway and onto Paradise Rd, and from there you can access the parking garages for the east strip properties without having to get on Las Vegas Blvd at all.

Just for reference, I timed myself one time and I was on I-15 somewhere around Tropicana or Flamingo just 15 minutes after getting into my car in Henderson. Of course, getting parked at your destination is another matter, but that will be the same regardless of where you're coming from.

I'd been playing flag football there every Sunday up until this week and noticed this too. Homeless people =/= shady area.

Eh they never bothered me but i assummed it was the 150lb japanese attack dog... maybe just seeing them colored my perception of the area... i spent most of my time at the rio when i lived there.

Though i stand by the statement that the area near GVR (where i lived the year before) is nicer.

agreed on the GV area being nice.

i walked from my apt. to a diner alone last night at 2:30 a.m. or something and never once was afraid of bad things happening and never would be.

then again, i'm pretty hardcore.

I don't know anything about the apartment itself, but the area's not too bad. You have a shopping center next door with a movie theatre, jack in the box, quiznos, chicago brewery, etc. and on the other side you have the public library.

Down the street towards 215 you have a huge public park with tennis, basketball etc. and you are only about 5 or 6 minutes from Red Rock casino.

Don't go any further east though.

215 is a minute west and that will get you to the strip in about 15-20 minutes. if you decide to take sahara down, it will be about the same depending on how many lights you hit.

Just drive west down Sahara once. You'll be disgusted until you hit Rainbow and then pleasantly surprised when you hit Durango. FT. Apache is much better, although the grocery store and blockbuster on the corner went out of business recently. Still, a quick drive north on FT. apache to charleston has everything you need as well.

aite another question for u vegas people, how much traffic does highway 215 have? Obv this varies depending on the hour of the day/where u are on the highway, but if u could somehow estimate/break down in general the best that you can what times/parts of the highway it has very high traffic (basacally bumper to bumper with very slow movement), high traffic (maybe like averaging 15 mph?), medium traffic (prob average like 30-40 mph), low traffic (go whatever speed) or anything else helpful I would appreciate it, thanks.
