if your bro doesn't mind waiting a few years for the area to pick up in popularity, Mountains Edge is brand new and the houses are super cheap due to the state of the market. its the latest MPC started before the recession and there are still a lot of communities only half done (which is why is 25% cheaper than other areas)

Parents bought a place in Summerlin. It's a great area and is dirt cheap right now. Friends and I also rented a house in Henderson for 5 weeks during WSOP and the area was nice but seemed average compared to Summerlin. Most of the homes in that area were 8 or so years old.

note that green valley gets a bit seedy as you move north ... i think its still considered green valley as far north as sunset park, and there are homeless ppl/stabbings around that area.... the area closest to GVR casino is the nicest...

Based on that area code map, I would recommend the 89144 area code as my favorite.

It's summerlin, but more specifically, it's closer to everything. Red Rock Casino is right there as are access to the highways which will get you to the strip in 15 minutes or less, depending on traffic. There are shopping centers everywhere, yet the housing communities are relatively quiet.

Also, it's altitude is slightly higher than the strip, meaning if you can pick out the right house with an upstairs balcony facing the right direction, you can get a pretty kick ass view of the strip at night.

I live in the 89146 area, since I signed a lease without much knowledge of the surroundings. It's not terrible, but we're definitely moving soon for the nicer parts of town. Stay away from anything near the strip, stay away from North Las Vegas, stay away from anything south of Tropicana.

In general, north of Tropicana, south of Lake Meade and west of Durango should get you a pretty kick ass house for 1 mil.

none of those zip codes are even in Henderson

neither is Sunset Park, nor would I consider that area seedy

I've been spending the past hour or so looking up places, and a lot of 250k-400k houses are showing up near Silverstone Golf Club. Is this area decent?

And based on some of the prices, Vegas real estate is CHEAAAPPPP and its an insanely good time to buy.

I just moved to Green Valley off of Pecos after living around trop/rainbow for a few years...huge improvement. I live in a decent sized house, and it's just so nice knowing that it's a safer family area and I'm not living in the hood. Plus it's nice to have a bunch of places nearby that arent just tourist attractions.

Yes, home prices in Vegas are back to earth and everybody who bought in the last 5 years is wishing they'd waited. I haven't run into many people who believe this is NOT a good time to buy.

I live a mile east of Sunset Park and I agree that the last thing I would label this area is "seedy." No clue why someone would get that impression.

How long will the market be dead in Vegas? Does anyone have any good reads on this stuff?

If it looks good, I'll really try and buy a house before April and either move into it in a few years or try and sell it for a profit (if values are really down 27% or w/e I read that would be pretty easy).

I spoke to a realtor I played poker with at Bellagio the other day and he said it should come back in 2 years at the very worst. The market will be down as long as people are scared they will be laid off and unwilling to make a home purchase. We don't have California investors flocking here anymore to make our housing market what it was in 2002-2006.

I really don't see the market getting any worse though so getting in no couldn't hurt you. I think the problem would be getting financing since it's super hard. 3 years ago I was 21 and offered a 500k loan when I was still a college student with a 50k job. Now my credit is better and I make more and I can't get approved for a 300k loan since the credit market is burnt to ****.

I have pretty sick credit and my earnings have been good so I think I'd be able to get a loan.

If the interest rate is too high I guess I could re-fi in a few years when they go down or w/e.

Again, I know nothing about this stuff.

A lot of the houses in LV near the border in those zips are advertised as "green valley", maybe technically incorrect, but the house i rented over the summer was at robindale and eastern, just south of the park, and was advertised by the realtor as being in GV.

As for sunset park being seedy, i dont mean like super ghetto or anything... but i wouldnt nec want to be walking around after dark (where as i would be fine with it like by GVR or in silverado ranch)

i lived in east vegas when I first moved there.. HATED it, so far away from everything I wanted to do, casinos, cards.. all my friends live on the west side too.
